The loan formula (amortization)

It uses the standard amortized fixed-rate loan formula that banks and lenders apply to most personal, auto and repayment loans:

M = P · r · (1 + r)n ÷ ((1 + r)n − 1)

  • P = principal (loan amount)
  • r = monthly interest rate = annual rate ÷ 100 ÷ 12
  • n = total number of monthly payments = years × 12
  • M = fixed monthly payment

Worked example: a $250,000 loan at 3.5% for 30 years gives r = 0.035 ÷ 12 = 0.002917 and n = 360, so M ≈ $1,123 per month. Because each payment is the same but interest is charged on the shrinking balance, early payments are mostly interest and later payments mostly principal - that is exactly what the amortization schedule above shows. Total interest over the term is roughly $154,000.

What these figures do not include

This is a fixed-rate, monthly-compounding model. Real loans often add costs it does not capture: origination or processing fees, lender mortgage insurance (LMI/PMI), property tax and insurance held in escrow, balloon payments, or fees charged up front. Comparison figures such as APR (which folds some fees into the rate) will therefore differ from the raw interest rate used here. Treat the result as an estimate, not a quote.

Methodology & review

The amortization method follows the standard time-value-of-money formula used across consumer lending. Methodology last reviewed: October 2026. All math runs in your browser - no amount, rate, or term is uploaded or stored.

Under the Hood: the Loan Calculator explained properly

No marketing filler - just the mechanics, the trade-offs and the real limits, explained clearly.

How it actually works

Enter the principal, annual interest rate and term, and it applies the standard amortizing-loan formula to get the periodic payment, then splits the totals into principal, interest and cost and lists the first twelve payments in an amortization table.

What that means for your results

The payment comes from the compound-interest formula rather than a flat split, and the amortization rows show how early payments are interest-heavy, so the total-interest figure is a real result of the rate and term, computed locally in the browser.

Where it falls short - honestly

It models a fixed-rate loan with regular payments only: no fees, no variable or floating rates, and the preview is the first twelve rows rather than the whole schedule. Figures assume payments made exactly as entered, with no missed or lump-sum handling.

A real end-to-end workflow

Compare a shorter term against a longer one to see the true interest gap, then carry the total-interest figure into a negotiation. For home-style inputs such as payment frequency and extra payments, Mortgage Calculator is the closer fit, and Currency Converter helps when the loan is in another currency.
