EMI vs Mortgage Loans: Tenure, Total Interest and the 28/36 Affordability Rule

An EMI (equated monthly instalment) is fixed, but the mix inside it is not: early payments are mostly interest and later ones mostly principal, and stretching the tenure makes each EMI smaller while quietly increasing the total interest you pay over the life of the loan. The single most important number is not the EMI - it is total interest.

Model both effects with the browser loan calculator and mortgage calculator; neither stores what you enter and both use the standard reducing-balance formula. Below are the formula, the tenure trade-off worked in numbers, and the affordability rules lenders actually apply.

The EMI formula (and what it assumes)

For a reducing-balance loan, EMI = P x r x (1+r)^n / ((1+r)^n - 1), where P is principal, r is the monthly rate (annual rate / 12 / 100) and n is the number of monthly payments. Every calculator worth trusting implements this, and so do ours - the result is the same payment every month, not a flat average.

The formula assumes a fixed rate and monthly compounding. An annual rate quoted with different compounding, or a floating rate, will diverge, so treat the output as exact only for the flat-rate monthly case and confirm the rate convention with your lender.

Tenure is the lever that hides its cost

Worked example: a 300,000 loan at 9% annual. Extending tenure lowers the EMI but raises total interest sharply.

Read the interest column, not the EMI column. The 10-year plan drops the monthly burden by more than half versus 3 years, but you pay nearly four times the interest. A smaller EMI can be a worse deal if cash flow is not genuinely the constraint.

The 28/36 rule and how lenders size a mortgage

A common affordability screen is the 28/36 rule: your housing payment (principal, interest, tax, insurance) should be no more than about 28% of gross monthly income, and all debt payments together no more than about 36%. Lenders vary, so treat these as widely used thresholds, not a law.

The mortgage EMI itself uses the same reducing-balance maths but on a bigger principal and longer tenure, and adds escrowed taxes and insurance plus any down-payment effect on the financed amount. A larger down payment shrinks P, which cuts both the EMI and total interest - the cheapest lever available.

For the timeline side - how many months a tenure spans or where a payoff date lands - map the term out with the date calculator, and if the loan is priced in another currency, convert the figures honestly with the currency converter before comparing.

Part-payment, prepayment and balance transfer

Because interest is charged on the outstanding principal, any lump sum paid early removes future interest on that slice, and it either shortens the tenure (keeping the EMI) or cuts the EMI (keeping the tenure). Even small, regular extra payments compound into a materially lower total-interest figure.

A balance transfer is a rate play, not a magic fix: moving debt to a lower rate reduces interest, but origination fees and a promotional window that expires can erase the saving. Model the transfer as a new loan at the real post-promo rate before assuming it is cheaper. For a quick sanity check on a total-cost claim, recompute the EMI from scratch in the calculator rather than trusting a quoted instalment.

What these calculators are honest about

They compute the maths accurately for a fixed rate and stated term, but they are not financial advice and cannot see your full picture: processing fees, insurance, prepayment penalties, floating-rate resets and tax effects are yours to add. Use them to compare structures (tenure A vs tenure B) where the formula dominates, and confirm final figures with the lender.

Is a longer tenure cheaper or more expensive?

It lowers the monthly EMI but raises total interest, because you owe principal for longer. Unless cash flow genuinely forces the smaller payment, the shorter affordable tenure costs you far less over the life of the loan.

What is the 28/36 rule?

A lender affordability guideline: housing costs under roughly 28% of gross monthly income and all debt payments under roughly 36%. Many lenders use close variants, so treat it as a common benchmark and confirm the specific ratio you are assessed against.

Does paying a little extra each month help?

Yes, and disproportionately. Extra money reduces the principal early, which is exactly where interest accrues, so even modest overpayments shorten the term and cut total interest. Decide whether you want the reward as a lower EMI or a shorter tenure.

Is a balance transfer always cheaper?

No. It helps when the new rate is genuinely lower and stays lower, but fees and an expired promotional rate can wipe out the benefit. Model it at the real long-term rate, not just the teaser, before moving the balance.

How is a mortgage EMI different from a loan EMI?

The formula is the same reducing-balance EMI; a mortgage just applies it to a larger principal over a longer term and layers in escrowed taxes, insurance and any down-payment that reduces the financed amount.

Are these loan calculators accurate?

They are accurate for the fixed-rate, monthly-compounding case the formula describes, and nothing you enter is uploaded or saved. They cannot know your fees, floating resets or penalties, so treat the output as a comparison tool and verify final numbers with your lender.
